Key Tenants of HBB-Realtor Partnerships


  • We seek two-way fixed Marketing Arrangements between Realtors and Homes By Babs so we can best fulfill the needs of all clients 
  • We want to be another Marketing channel for your business whereby we provide you with connections to clients who desire to list or purchase a home on the MLS 
  • For those who will struggle to sell their home on MLS whether it is due to low home equity, needed renovations, delinquent mortgage payments, etc., we will pay you a fixed Marketing Fee if we acquire the property
  • We also will guarantee you will become the listing Realtor if / when we are ready to exit the property via the MLS

  • We don't view General Contractors as service providers, but rather as partners
  • Homes By Babs wants our projects to be more lucrative for General Contractors, and we can do that with General Contractor Partners who have a vested interest in improving the property in a manner that maximizes the return 
  • Our ideal GC partners are those who have end-to-end experience with fix-and-flips and have the financial capacity to undertake renovation projects 


Key Tenants of HBB-General Contractor Partnerships


  • We designed a program that has proven to be a win-win in the past 
  • We are responsible for funding 100% of the acquisition costs for a property ripe for a fix-and-flip strategy
  • You are responsible for funding and managing the renovation project
  • We then split the final profits of the projection


Example:  


  • We agree to split profits on the subject property 50 / 50
  • HBB acquires a property for $300K
  • Labor & Material costs (without the GC Management Fee) total $50K and this portion is funded by you
  • We ultimately receive $460K (after closing costs) upon the sale of the property for a net profit of $110K
  • You then receive a check for $105K (Reimbursement of $50K in renovation expense plus $55K for your 50% share of net profits)


As a standard GC, you would have netted only $7.5K from this project (15% of renovation cost.  However, with the HBB-General Contractor Partnership, you would have netted $55K!
