Undertaking a home flip project requires significant time and money beyond the remodeling work
With this program, you avoid the largest expense...the acquisition cost of the property
You also avoid many other distractions and costs such as the monthly utility bills, procuring surveys & inspection reports, dealing with the sales negotiation & closing process, preparing for open houses, and much much more
Through yourself or established subcontractors, you must have the ability to provide a complete offering: electrical, plumbing, HVAC, foundation, landscaping, tile, flooring, paint, general remodeling, and more
You must be able to demonstrate your experience in remodeling home flips and be able to provide client referrals for verification
You must be licensed, bonded, and insured
You must be able to pass a background check
You must be willing to stand behind your work
You must be able to demonstrate you are in a solid financial position and not a default risk during the process
Ideally, you have the financial wherewithal to cover your contributions (upfront costs of materials and labor). However, we can leverage our relationships with lenders to provide you this capital - please see more detail in the FAQ's below

Yes. This program is designed to be a partnership where we each make contributions so that our interest are fully aligned. Your contribution is the remodeling process, and Homes by Babs contribution is everything else. In exchange for your contributions, Homes By Babs also splits its profits with you.
Homes by Babs understands that you as a business owner do not have unlimited amounts of cash on hand. Therefore, we have preferred access to lenders who can provide this capital to you quickly and simply.
The best part? We allow you to add the interest expense on these loaned funds to your final invoice. Therefore, you can reduce your contributions while getting reimbursed for the extra interest expense at the end!
We understand that you do not want unpaid invoices indefinitely. In the event the home has not been sold within 120 days after your remodeling process is complete, Homes by Babs gives you an two options.
THE CHOICE IS YOURS!
We cannot predict the future. While we believe this is a rare scenario, there could be situations where it is better for Homes by Babs (or one of our co-investors) to convert the property as a rental until market conditions improve for listing.
However, we have developed a great solution for you.
We allow you to include a 10% Administration Fee on your invoice. This Administration Fee only applies if the property is not listed. This once again aligns interests - its give Homes by Babs and our co-investors the flexibility to not list a home in poor market conditions, while at the same time rewarding you with an extra 10% in revenues to offset the lack of profits from a home sale. A true win-win!
We cannot guarantee what the future sales price of the home will ultimately be, but rest assured that Homes By Babs wouldn't be investing our own time and money in risky opportunities. We have advanced financial models and only proceed with properties if our financial models predict that under a worst case scenario there will be adequate funds to still cover our acquisition cost and your remodeling invoice. Our investment criteria requires that the property would still be able to cover these costs even if the After Repair Value of the home were to decline by 20% during the remodeling phase.
It could be any combination of the above. Our strength is our creativeness in securing homes that we feel have profit potential, and we have a variety of ways of doing so.
At the end of the day, we first use the sales proceeds to repay any mortgages / lenders / partners and to pay your invoice for construction services. Whatever profit that Homes by Babs receives after all costs are repaid, we split with you.
